How do I request a contract?
Pick your dates on the listing, tap "Start booking", add the names of everyone who will live there, and send the request. The host then has 24 hours to approve it; after approval you have 24 hours to make the first payment, and the room is yours.
Step by step:
- On the listing, choose the room and your move-in / move-out dates. The screen shows the monthly cost and the full payment schedule before you commit.
- Add guest details — at least one person, up to the room's capacity.
- (Optional) Write a message to the host, then tap "Request booking". Status: Approval pending.
- The host approves or declines within 24 hours. You get a notification either way. Status: Payment pending.
- Pay within 24 hours of approval. Status: Confirmed. No money moves before this step.
Requesting is free and does not charge your card.
Is my booking confirmed as soon as I request it?
No. A request is only confirmed after two steps: the host approves it within 24 hours, and you complete the first payment within 24 hours of that approval. Until you pay, nothing is charged and the room is not reserved for you.
- You will see a countdown on your booking while it is pending.
- If the host does not respond within 24 hours, the request is cancelled automatically — you can request another room right away.
- From request to confirmation takes 48 hours at most.
My request was cancelled automatically. Why?
A pending request is cancelled automatically in two cases: the host did not approve within 24 hours of your request, or you did not pay within 24 hours of the host's approval. No money was taken in either case.
What to do:
- Host did not respond → request the same room again or pick another one. Chatting with the host first often speeds up approval.
- You missed the payment window → you cannot reopen the old request; send a new one. If the host approves again, pay within 24 hours.
If you believe the cancellation was a mistake, contact us with your booking ID.
Can I live with a friend? (companion guests)
Yes, up to the room's capacity. When you request a contract, add every person who will live in the room under "Guest details" — name and email. The room card shows the maximum number of guests.
- One person sends the request and pays; everyone listed appears on the Certificate of Lease Agreement.
- You cannot add people after the request is sent — if the group changes, cancel and request again before paying.
- Letting someone live there who is not on the contract counts as unauthorized cohabitation and breaks the house rules (see "Can friends stay over?").
Why do I need to upload an ID document?
Identity verification protects you and the host: hosts agree to accept guests because HomesInKorea has checked who they are, which is why no deposit is needed. You can upload a passport or ARC when you sign up or later in My › Profile › Identity Verification.
- Accepted: passport or Alien Registration Card, as an image or PDF.
- Status shows as Pending while we review, then Verified or Rejected. If rejected, you can upload again.
- Your document is used only for verification and is handled under our Privacy Policy.
What do the booking statuses mean?
Your booking moves through these statuses. The host's contact details become visible from Confirmed on.
- Approval pending — You sent a request; the host has 24 hours to respond
- Payment pending — The host approved; you have 24 hours to make the first payment
- Confirmed — First payment done — the room is yours. Refund rules apply from now
- Move-in — Today is your move-in day (move in from 3:00 PM)
- Now staying — You live there; installments are charged every 30 days
- Move-out — Today is your move-out day (move out by 11:00 AM)
- Expired — The contract ended normally
- Canceled — Cancelled before or during the stay; any refund follows the refund rules
- Refunded — A refund has been paid back to your card
- Unavailable — The host stopped operating the room
Payment statuses: Payment pending (not yet due), Paid, Overdue (an automatic charge failed — see "My payment is overdue"), Refunded.
The host declined my request. What now?
Nothing was charged, and you can request another room immediately. Hosts decline for many reasons — dates that clash with another booking, group size, or house-rule fit — and it is not a judgement on you.
Tips for the next request:
- Chat with the host first and mention your move-in date, length of stay and who is coming.
- Check the minimum stay and gender condition on the listing.
- Post a housing request if you want hosts to come to you (see "I can't find a room I like").
