A. はい — お支払いが完了すると賃貸借契約確認書を発行できます。 外国人登録（ARC）・ビザ延長・学校提出用の居住証明として利用できる書類です。賃貸人・賃借人、宿泊先の住所、契約期間、賃料とお支払い履歴がすべて記載されます。 発行方法は以下の通りです。 初回のお支払いが完了すると、予約詳細 → 賃貸借契約確認書ボタンが表示されます 韓国語版 / 英語版のうち、提出先が求める言語を選択します ブラウザの印刷機能からPDF保存または紙で印刷すれば完了です（再発行の制限なし） お支払い前でも決済画面にて賃貸借契約確認書のプレビューで内容を事前に確認でき、どのような書類か気になる場合は契約書サンプルをご確認いただけます。 出入国管理事務所によっては追加書類を求められる場合があります。その際は契約番号とともにお問い合わせいただければサポートいたします。

Is there a security deposit?

No. HomesInKorea does not take a security deposit. Instead of a deposit, you prepay each 30-day period: your first payment covers the first 30 days of rent and maintenance, a one-time cleaning fee, and the service fee. What protects the host instead of a deposit: If you move out early, 30 days of rent from your move-out date is kept as a cancellation charge (see "What happens if I leave early?"). Damage or unpaid bills found after you move out can be charged to your registered card after you are notified of the amount (see "I received an extra charge after moving out"). Keep in mind: Some hosts may privately ask for a deposit. HomesInKorea does not require it and does not handle it. Any payment outside the platform is at your own risk — see "Is it cheaper to deal with the host directly?".

When is the second payment charged?

On your move-in day, automatically, at about 3:10 PM Korea time. Rent is prepaid: the first payment covered your first 30 days, so the second installment — for days 31 to 60 — is charged the day you move in. There is no separate reminder before it. Make sure your card has enough balance on move-in day. If the charge fails, the installment shows as Overdue and we retry daily; you can also pay manually from your booking (see "My payment is overdue"). This applies to contracts longer than 60 days that pay monthly. Contracts of 60 days or less are paid in full up front and have no second payment.

My payment failed. What should I do?

Most failures come from the card's bank, not from HomesInKorea: many banks block online or overseas payments by default. Turn that on in your banking app, or try another card, then pay again from your booking — you have 24 hours after the host's approval. Check in this order: Bank blocks — open your banking app and allow "online / international payments" for the card. This fixes most cases for cards from Indonesia, Vietnam, India and some European banks. Limit or balance — the first payment is larger than a monthly one (it includes the cleaning fee). Raise your daily limit if needed. Card details — card number, name as printed, expiry date (MM/YY). Try another card — VISA, Mastercard, JCB, AMEX, Diners and Discover all work. Still failing? Send us the error message shown on screen and your booking ID. If the 24-hour deadline is close, tell us right away.

Question 5

It's move-in day and I can't get in.

Accepted Answer

Message your host first — the entrance code or key location is usually a one-line answer. If you get no reply, contact HomesInKorea by 1:1 chat with your booking ID, and we will reach the host and help. Open Messages and write to your host. Call the number shown in your booking if they do not answer quickly. No answer? Tap 1:1 chat (bottom right) or email help@homesinkor.com with your booking ID and where you are. Keep screenshots and the time you arrived. Not being able to move in is a protected case: if it is the host's fault, you are entitled to a full refund or help finding an alternative. In an emergency: 119 (fire / ambulance) · 112 (police) · 1345 (Immigration Contact Center, multilingual).

Can I cancel for free?

Accepted Answer

Yes, within 24 hours of paying — as long as it is also more than 24 hours before 3:00 PM on your move-in day. Meet both conditions and you get 100% back, including the cleaning fee and service fee. Miss either one and the normal refund rules apply. Examples (move-in on the 27th at 3:00 PM): Paid on the 20th, cancel on the 21st at 10:00 AM → within 24 hours and well before move-in → full refund. Paid on the 26th at 9:00 AM, cancel on the 26th at 4:00 PM → within 24 hours, but less than 24 hours before 3:00 PM on the 27th → not free; the before-move-in table applies (see "How much do I get back if I cancel before moving in?"). Paid on your move-in day → never eligible for free cancellation. How to cancel: My bookings → the booking → "Cancel Booking". The screen shows the exact refund before you confirm. Refunds go back to the same card; your bank may take 3–7 business days to show it.
