部屋探し・契約前
住居タイプ、費用、部屋の選び方
Is there a security deposit?
No. HomesInKorea does not take a security deposit. Instead of a deposit, you prepay each 30-day period: your first payment covers the first 30 days of rent and maintenance, a one-time cleaning fee, and the service fee.
What protects the host instead of a deposit:
- If you move out early, 30 days of rent from your move-out date is kept as a cancellation charge (see "What happens if I leave early?").
- Damage or unpaid bills found after you move out can be charged to your registered card after you are notified of the amount (see "I received an extra charge after moving out").
Keep in mind:
- Some hosts may privately ask for a deposit. HomesInKorea does not require it and does not handle it. Any payment outside the platform is at your own risk — see "Is it cheaper to deal with the host directly?".

What is included in the price?
The price you see is per 30 days and covers rent plus maintenance fee. On top of that you pay a one-time cleaning fee (first payment only) and a service fee on every installment. There is no deposit.
Your first payment =
- Rent for the first 30 days
- Maintenance fee for the first 30 days
- Cleaning fee — once per contract
- Service fee — a percentage of (rent + maintenance). The rate depends on the property type and the exact amount is shown on the request screen before you send it.
From the second installment on you pay rent + maintenance + service fee only. If your contract does not divide evenly into 30 days, the last installment is prorated for the remaining days. All amounts are rounded down to the nearest ₩100.
Not included: separately metered utilities, if the listing says so (see "Do I pay for electricity, water and gas separately?").
What types of housing are on HomesInKorea?
HomesInKorea lists four types of housing for stays of a few weeks to a year or more: share-houses, studios, micro studios (goshiwon) and multi-bedroom homes. Every room is furnished and rented by the 30-day period, with no deposit.
- Share-house — Your own private room in a shared home; kitchen and living room are shared
- Studio — A self-contained one-room apartment with its own kitchenette and bathroom
- Micro studio (goshiwon / one-room-tel) — A compact private room, often with shared kitchen; the most affordable option
- Multi-bedroom — Two or more bedrooms — for friends or families
One building can have rooms of different types; the type is shown on each room card. Filter by type on the map.
Is there a minimum contract period?
Yes, and it is set by each host. The minimum is shown on the listing as "N days / min" and is at least 7 days; most listings start at 28 days. The calendar will not let you pick a move-out date shorter than the minimum.
- When you tap a move-in date, the move-out date is auto-filled to the minimum; you can then choose a later date.
- Contracts shorter than 30 days are charged for the actual number of days (prorated).
- You can book up to 12 months ahead.
Do I get a discount for a longer contract?
Some hosts do. If a listing offers a long-stay discount, you will see a badge on the room card and a table on the listing page showing the thresholds (for example 90+ days −5%, 180+ days −10%). Up to three tiers are possible.
- The discount applies to rent and maintenance fee. The cleaning fee is not discounted.
- The service fee is calculated on the discounted amount, so it goes down too.
- The discounted price is locked in when your contract is created. If you move out early, the discount is not taken back.
Can I ask the host a question before booking?
Yes. Open the listing and tap "Chat with Host". Choose the room and your dates, write your question, and a chat with the host opens. Sending an inquiry does not create a contract or charge anything.
- Messages are auto-translated: you write in your language and the host reads it in Korean (and vice versa). Tap a message to see the original.
- We recommend chatting before you request a contract — ask about move-in, house rules, or anything on the listing.
I can't find a room I like. What can I do?
Post a housing request. On the Housing Requests board you write what you need — area, monthly budget, move-in and move-out dates, number of people — and hosts reply with rooms that match. You need a guest account to post; anyone can read.
- Open Housing Requests from the home banner or the menu.
- Fill in the form and describe what you are looking for in your own language. Hosts see it auto-translated.
- When a host recommends a room, you get a notification. The room card links to the listing, where you can book as usual.
- Found a place? Mark your request as resolved. Requests close automatically once the move-in date has passed.
Can I book before I arrive in Korea?
Yes — that is what HomesInKorea is built for. You can browse, chat with hosts, request a contract and pay from anywhere with a card issued outside Korea (VISA, Mastercard, JCB, AMEX, Diners, Discover). Nothing has to be done in person.
- After your first payment you can issue a Certificate of Lease Agreement for your visa or school paperwork, before you fly.
- You can move in from 3:00 PM on your move-in date; the host's contact details appear in your booking once the contract is confirmed, so you can arrange key handover in advance.
- Tip: if your bank blocks overseas online payments by default, turn them on in your banking app before you pay (see "My payment failed").
How do I find rooms near my university or a subway station?
Use the map search. Type your university or station name into the search bar on the map; pick it from the suggestions and the map centers on matching rooms. Add your move-in and move-out dates to see only rooms available for your period.
- Each listing shows walking distance to nearby landmarks.
- You can also open the university pages (e.g. /university) for rooms within about 20 minutes' walk of each campus.
- Filter by housing type, price, number of beds, gender restriction and facilities from the filter button.
Can I save rooms I like?
Yes. Tap the heart on any room card or listing to save it to your Wishlist. You need to be signed in. Open Wishlist from the heart icon in the header to compare saved rooms — rating, lowest price and minimum stay are shown on each card.
Saved rooms that are no longer available stay in your list with a notice so you know they are gone; tap the heart again to remove them.
Korean housing terms explained (rent, maintenance fee, installment, ARC…)
HomesInKorea has no deposit and no key money. Here are the words you will see, in plain language:
- Rent (월세) — the price for 30 days of living in the room.
- Maintenance fee (관리비) — a fixed monthly amount for building upkeep and whatever the host includes (often internet, water or cleaning of shared areas). Check the listing for details.
- Cleaning fee (청소비) — a one-time charge for the move-out cleaning, paid with your first payment only.
- Service fee (서비스 수수료) — HomesInKorea's fee, a percentage of rent + maintenance, added to every installment. The amount is shown before you request.
- Installment (회차) — one 30-day period of your contract. You pay for each period before it starts.
- Due date (의무 결제일) — the day an installment must be paid. Refund and late-payment rules are based on this date.
- Prepaid (선납) — you pay for a period before you live it. The second installment is charged on your move-in day.
- Business day (영업일) — Monday to Friday, excluding Korean public holidays. Refund timing is quoted in business days.
- ARC (외국인등록증) — Alien Registration Card, the ID card for foreigners staying over 90 days. Your lease certificate is used when applying for it.
- Goshiwon (고시원) / micro studio — a compact private room, usually with a shared kitchen; the most affordable type.
- Jeonse / wolse — traditional Korean lease types with large deposits. HomesInKorea uses neither; everything here is monthly prepaid with no deposit.
