When is the second payment charged?

On your move-in day, automatically, at about 3:10 PM Korea time. Rent is prepaid: the first payment covered your first 30 days, so the second installment — for days 31 to 60 — is charged the day you move in. There is no separate reminder before it.

  • Make sure your card has enough balance on move-in day.
  • If the charge fails, the installment shows as Overdue and we retry daily; you can also pay manually from your booking (see "My payment is overdue").
  • This applies to contracts longer than 60 days that pay monthly. Contracts of 60 days or less are paid in full up front and have no second payment.

My payment failed. What should I do?

Most failures come from the card's bank, not from HomesInKorea: many banks block online or overseas payments by default. Turn that on in your banking app, or try another card, then pay again from your booking — you have 24 hours after the host's approval.

Check in this order:

  1. Bank blocks — open your banking app and allow "online / international payments" for the card. This fixes most cases for cards from Indonesia, Vietnam, India and some European banks.
  2. Limit or balance — the first payment is larger than a monthly one (it includes the cleaning fee). Raise your daily limit if needed.
  3. Card details — card number, name as printed, expiry date (MM/YY).
  4. Try another card — VISA, Mastercard, JCB, AMEX, Diners and Discover all work.
  5. Still failing? Send us the error message shown on screen and your booking ID. If the 24-hour deadline is close, tell us right away.

How do I pay the contract amount? Can I also pay by card?

A. Yes — you can pay directly with a card on Homes in Korea.

You can use credit and debit cards, including internationally issued Visa, Mastercard, and JCB. Payments are securely processed through Toss Payments, a leading payment gateway in Korea.

Here is how it works:

  1. Securely register your card just once on the payment page
  2. Once the contract is confirmed, the first payment will be processed
  3. That’s it — no bank transfers or receipt uploads required. Once the payment is completed, the contract is automatically confirmed

If your card is declined or you run into any payment issues, please feel free to reach out anytime. We’ll be happy to help.

When staying long-term, how does monthly payment work?

A. Rent is paid monthly, in advance. You don't pay for the entire period all at once.

Here is how it works:

  1. When the booking is confirmed, you'll be charged for the first month
  2. Starting the following month, payments are automatically charged to your registered card before each new period begins
  3. You can check upcoming and completed payments anytime under Bookings

There's no need to make manual transfers or keep track of payment due dates. Everything is handled automatically.

If an automatic payment fails due to an expired card or any other issue, we'll notify you right away. You can keep everything on schedule simply by adding a new card.

The price seems to be based on 30 days, so how much would I pay if I only contract for 7 days?

A. You only pay for the days you actually stay. This is because the total amount, including maintenance fees, is prorated on a daily basis.

Here is how it's calculated:

  1. The monthly rent and maintenance fee are each divided by 30 to calculate the daily rate (rounded to the nearest KRW 1,000).
  2. Total amount = Daily rate × Number of days stayed

For example, if you book a 7-day stay at a property with a 30-day rate of KRW 900,000 for rent and KRW 150,000 for maintenance fees, the calculation is (KRW 30,000 + KRW 5,000) × 7 days = KRW 245,000, plus a service fee. If the property charges a cleaning fee, it will be billed in full regardless of the duration of the stay.

The same applies to longer contracts. If there is a remaining period of less than 30 days at the end, that period is also prorated in the same way. The minimum stay varies by property, starting from as short as 7 days.

How do I pay? Can I use a card issued outside Korea?

You pay by card. Cards issued outside Korea — VISA, Mastercard, JCB, American Express, Diners and Discover — and corporate cards are accepted. After the host approves your request, open your booking and tap "Go to payment"; you have 24 hours.

How it works for contracts longer than 60 days:

  1. Register your card once (card number, name, expiry). We do not ask for your CVC.
  2. The first payment is charged right away and your contract is confirmed.
  3. From then on the same card is charged automatically every 30 days — the second installment on your move-in day.

Bank transfers, cash and payments outside the platform are not accepted.

The price is per 30 days. What if I stay 7 days?

You pay only for the days you stay. The 30-day rent and maintenance are divided by 30 to get a daily rate (rounded to ₩1,000), multiplied by your number of days, plus the service fee and the one-time cleaning fee. The exact total is shown before you send the request.

Example: ₩900,000 rent for 30 days → ₩30,000 a day → 7 days = ₩210,000 rent, plus maintenance on the same basis, service fee and cleaning fee.

The same proration applies to the last partial period of a longer contract.

What happens if I miss the 24-hour payment deadline?

The request is cancelled automatically and the room is released to other guests. Nothing is charged. You can send a new request for the same room; if the host approves again, you get a fresh 24 hours to pay.

  • The countdown is shown on your booking under Payment pending.
  • Having trouble paying? See "My payment failed" and contact us before the deadline — we cannot extend it after it passes.

How do I change or remove my card?

Go to My › Payment (Saved cards). Tap "Add New Card" to register another card, and set it as default so future installments are charged to it. Changing the card does not change your contract or payment dates.

  • Changing is especially important before your card expires — automatic payments on an expired card fail.
  • If an installment is already Overdue, add the new card and tap "Pay with this card" to settle it at once.
  • Removing a card:

What is the service fee?

The service fee is HomesInKorea's charge for running the platform — the contract, card payments and refunds, the lease certificate, translated chat and support. It is a percentage of (rent + maintenance fee), added to every installment. The rate depends on the property type and is shown on the request screen before you send it.

  • The cleaning fee is not included in the base for the service fee.
  • The rate is fixed for your contract when it is created; later changes do not affect it.
  • If you cancel, the service fee is refunded on the same basis as rent (see the refund articles).
  • Promotional discounts are applied to the first installment's service fee.

I paid and moved in on the same day — why was I charged twice?

Both charges are correct: one is your first installment (days 1–30) and the other is your second installment (days 31–60), which is always charged on the move-in day because rent is prepaid. If you pay on the morning of your move-in day, the second charge follows at about 3:10 PM the same day.

  • Check your booking's Payment schedule — you will see installment 1 and installment 2 both marked Paid, with their dates.
  • Your next charge is 30 days after move-in. The final 30 days of the contract have no charge.
  • This applies to monthly (61+ day) contracts only.

I received an extra charge request after moving out.

After you move out, the host may report damage or unpaid utility bills within 7 days. HomesInKorea reviews the report and the evidence, and if a charge is justified you are notified of the items, the amount and the reasoning before anything is charged to your registered card.

  • You can respond with your own photos or explanation when you receive the notice.
  • Charges cover repair of damage beyond normal wear, unpaid utilities not already settled, and other costs from breaking the contract or house rules.
  • Tip: take photos of the room when you move in and when you leave.
