When to Book a Room in Seoul for the Spring 2027 Semester

Seoul university dorms are not guaranteed and student rents hit a record before March. A month-by-month plan for spring 2027, with dorm windows, fees and a backup if you miss out.

A student seen from behind pulling a large suitcase up a quiet residential alley lined with low brick villas near a university in Seoul, late winter afternoon light, bare trees, a few parked scooters, faces not visible, no shop signs, no text anywhere

Most Seoul universities start spring semester on Tuesday, March 2, 2027, and almost everyone you will compete with for a room is planning around the same date. Dorm applications close months before you land, and the one-rooms near campus are rented out by the time new students arrive in late February.

Last updated: October 26, 2026 (KST)

Here is the bottom line. Apply for the dorm now, but don't count on it: Sungkyunkwan, Kyung Hee, Ewha, Yonsei and Korea University all say dorm places are not guaranteed, and most are first come, first served. Spring dorm windows run from mid October to January. If you have no dorm offer by mid December, book a short-term place for your first two to four weeks and find a one-room in person. January is when student rents peak: in January 2026, one-rooms near ten major universities averaged 622,000 KRW (about $454) a month, the highest since 2019. And book your ARC appointment as soon as you have an address, because immigration offices fill up in March.

Dorms Are Not Guaranteed, Even for Exchange Students

Every school we checked says the same thing in its fact sheet: apply early and have a plan B. Fees below are per semester, for the most recent term each school has posted, and do not include meals.

Two rules catch people out. First, payment deadlines are strict: at SKKU, a missed payment cancels the place automatically. Second, language school students usually come last. At Yonsei's International House, Korean Language Institute students are behind exchange and degree students and must be in the 10-week regular program to qualify.

💡 TIP: Email the housing office the day you apply and ask where you are on the list. If they cannot tell you by mid December, treat the dorm as a no and start plan B.

What a One-Room Near Campus Costs

If you rent on your own, the market is tight. Dabang data for January 2026, for one-rooms of 33 m² or less with a 10 million KRW deposit, shows the average monthly rent and maintenance fee near each school:

NearMonthly rentMaintenance fee
Sungkyunkwan738,000 KRW67,000 KRW
Ewha711,000 KRW102,000 KRW
Yonsei683,000 KRW79,000 KRW
Korea University663,000 KRW85,000 KRW
Hanyang642,000 KRW77,000 KRW
Kyung Hee622,000 KRW83,000 KRW
Sogang599,000 KRW49,000 KRW
Hankuk University of Foreign Studies599,000 KRW85,000 KRW
Seoul National University489,000 KRW89,000 KRW
Chung-Ang469,000 KRW102,000 KRW

That average was up 2 percent on a year earlier. In February 2026, a broker near Korea University told Newsis that new builds were going for 1.2 to 1.3 million KRW a month and still renting out, with new students, returning students, international students and graduate students all looking at once. Korea had 253,400 international students in 2025, up 21.3 percent, so the competition is not going away.

Remember the deposit: the prices above assume 10 million KRW up front, which you get back when you leave. Our university area rent guide breaks down each neighborhood, and Best Neighborhoods in Seoul helps if you are not tied to one campus.

An empty small furnished Korean one-room with a single bed made with white sheets, a compact desk and chair, a built-in wardrobe, and a closed suitcase standing just inside the door, soft winter daylight through a window with a plain blind, an empty room with no people, plain walls, no posters, no text anywhere

Your Month-by-Month Plan

Late October to November: apply for the dorm. Ewha's spring window closes November 15, SKKU's exchange window closed October 31, and SNU's returning students applied in late November last year. Check your school's international office page every week. At the same time, set a budget that assumes no dorm.

December: get an answer, then book a landing spot. Kyung Hee's dorm applications open in mid December, and most exchange results come out around then. If you have no offer, book two to four weeks of short-term housing for your arrival date.

  • Goshiwon: a tiny private room with a shared or mini bathroom, roughly 200,000 to 500,000 KRW a month near major campuses in 2025 listings, with little or no deposit. Our goshiwon guide covers what to check.
  • Short-term rental apps: 33m2 (삼삼엠투) rents furnished flats by the week, from 1 to 12 weeks, with a fixed 330,000 KRW deposit and a 9.9 percent tenant fee on top. Liv Anywhere (리브애니웨어) is another, and foreigners made up 29 percent of its bookings by value in September 2026. Expect to pay more per month than a normal lease.
  • Share houses: a private room with shared kitchen, often booked from abroad. See our share house guide.

January: watch the market. This is when rents peak and the best rooms near campus go. Use it to shortlist areas and talk to agents, but don't send a deposit for a room you have not seen. Our remote booking guide explains what you can safely arrange from abroad and what you can't.

Late February: arrive, view, sign. Most exchange programs ask you to arrive in the last week of February. From your short-term place, view rooms in person, sign, and move in before classes start on March 2.

March: ARC and address. You must apply for your residence card (ARC) within 90 days of entry, and you need proof of address to do it. Book on HiKorea the day you have an address. In 2026, the Sejongno immigration office in central Seoul stopped taking student walk-ins from March 13 to April 3 because of the semester rush, so appointments are the only reliable way in. Without an ARC, opening a bank account and getting a phone plan get harder; our ARC guide walks through the documents.

Proof of Address for Your ARC

Immigration accepts several kinds of proof, so you don't need a full lease to apply.

  • A lease in your own name for a one-room or officetel.
  • A dorm certificate from your university.
  • An accommodation confirmation form (숙소제공확인서) from whoever is housing you, such as a share house operator.
  • A goshiwon rent receipt, which district offices list as acceptable.

If you move after registering, report your new address within 15 days. After 15 days you can no longer do it online. Some older university pages still say 14 days; the current rule for students is 15.

How Not to Get Scammed

Foreign students are easy targets because they are booking from far away, in a hurry, in a language they don't read well. Korea's land ministry sums up safe renting in three steps:

  • Before signing: compare the price with similar rooms nearby, pull the property registry (등기사항전부증명서) to check who owns it and what is owed on it, and check whether deposit insurance is available.
  • When signing: confirm the agent is licensed, check that the landlord's ID matches the registry, and use the standard lease.
  • After signing: get a fixed date stamp (확정일자) on the lease, check the registry again before paying the balance, and register your address on move-in day.

The Ministry of Justice published the standard housing lease in English, Chinese and Vietnamese in March 2026, free to download from the immigration website. In Seoul, the Seoul Foreign Residents Support Center in Yeongdeungpo has offered free real estate counselling with English-speaking licensed agents on Monday afternoons (02-2229-4900), and Seoul Global Center also helps with lease and deposit questions.

💡 TIP: Never pay a deposit to a personal account that is not in the name on the property registry. A real landlord or agent will not mind you checking.

Apply for the dorm, have a short-term place booked by Christmas, and leave the long-term contract until you can stand in the room.
